Buyers have definitely become more selective lately. Every small detail can become one more reason for them to simply move on to the next property without giving yours a second thought.

It’s not just about layout or price anymore. People are paying attention to how a home feels the moment they walk in. They’re noticing condition, upkeep, and whether the home has really been cared for. If there are a few too many projects or too many question marks, they cross it off their list and do not give it a second thought. 

That’s why getting your home ready before it hits the market matters more than ever.

Show ready isn’t optional

Before you list, your home needs to feel ready. The minor maintenance items and all the little details should be addressed before opening the home for showings.

When a place feels clean, bright, and well looked after, buyers have a peaceful feeling. They can picture themselves living there. But when it doesn’t, even small things start to raise questions… and once that happens, it’s hard to pull them back.

The small stuff really does matter

It’s funny how something as simple as bathroom caulking can change everything.

If a house shows wear, stains, or mould around windows and sinks, buyers start to feel like the home hasn’t been looked after. They start to wonder what other larger ticket items have been neglected. This creates a worried feeling that aggravates the buyers. They do not want hidden costs and unknown issues. Small signals can cause big alarm bells.

Where I tell sellers to focus

Start with the basics

Maintenance is always the first step. If something looks neglected, it stands out immediately. Mildew spots around windows, old caulking, cob webs on basement ceilings, rust on faucets and fixtures, cabinet doors that do not hang right. 

Fix the little things that don’t feel right

Buyers notice when things aren’t solid. A loose cabinet, a door that won’t close properly, a fence leaning a bit too much, it all adds up. And once buyers start noticing those things, their mindset shifts from excitement to concern.

Clean up visible wear

You don’t need a full renovation.
But small paint touch-ups, fixing scuffs, and tidying up worn areas go a long way. It just needs to feel like the home has been cared for.

Make the space feel brighter

Homes that feel light and open always show better. Sometimes it’s as simple as better lighting or lighter colours, nothing drastic, just enough to lift the space.
